Madison adopts new ETJ zonings

Madison aldermen approved new zoning classifications for the town’s expanded extraterritorial jurisdiction Tuesday following a brief public hearing.
About 30 citizens attended the meeting, but few personally addressed the board. Most of the ETJ residents speaking Tuesday expressed concern about how Madison’s new zonings would affect their property.
Board members explained the town’s new classifications retained the same regulations as county zonings previously assigned each property. The town did not have existing zones corresponding to the county’s classifications and had to add new classifications within the ETJ to cover properties within the expansion area.
Added to the town’s ETJ zoning were: R-20, allowing residential construction on properties with a minimum of 20,000 square feet; R-40, allowing residential construction on properties with a minimum of 40,000 square feet; and general commercial, replacing the county’s highway commercial zone.
